Our Income Sources- a clear message to the Coronado Community

This article by Aurelio Perez Palomino was translated by the Coronado Resident Association publication of July 2008. Mr. Perez is talking about the different Coronado income sources. Click here for the original article in spanish.   Through this article we largely reiterate the content of our article published in the journal earlier. The current Board of Directors is working hard to find valid measures to acquire the necessary funds for the street repair and maintenance.

The efforts of the Board of Directors will be in vain without the support and understanding of the residents and/or owners and the general public that makes use of the roads in our community.

For your information the sources of our income are:

• Income for annual quotas of residents and / or owners: At present there are few residents and / or owners who are up to date in their payments of the annual fees. We reiterate the need for all residents and / or owners come to call the Board of Directors with the payment of their annual dues.

• Monthly Income, provided by Coronado Golf Development Company, S. A. who are one of the few groups with interests in the community who are current in their payments. We do not wish to evaluate the payment in relation to payments from other sources.

• Income from identification card charges: All people who have to go through the area must have identification cards which are charged. The cards serve a dual purpose: it provide us with income and a better control of the security area, which is invaluable.

These incomes stated above barely cover the cost of the Garita Security staff and the Association administrative employees. It is not sufficient to somehow cover the streets maintenance.

Furthermore, in addition to the above income, we estimate that around September 2008 we will finally start charging a small fee for the streets maintenance. Initially, we will begin charging vehicles that we consider cause more of the deterioration.

1. Trucks and commercial cars, with more than 6 wheels, including passenger buses.
2. Trucks and commercial cars up to 6 wheels including passenger buses.
3.  Passenger and school Micro-busses and taxis.

The fees for each of the above categories will differ. In due time, we will publish the rates for these fees.

We are also in the process of legal consultations to recover the fees from those residents and who have not paid their association dues. The money is for the maintenance of the streets.

The measures mentioned above will not be enough to rehabilitate the deteriorated streets in our area. So we want to reiterate the following:

• Residents and / or owners, who are late in paying their annual quotes, please pay your fees at the Association office or the Security Garita.

• Please be aware that the rehabilitation of roads requires a special contribution of everyone who has an interest in this community.  If we look to Bahía Serena residents, they formed a street committee and raised USD.600.000.00 in approximately four months. If everything goes as usual, they will begin rebuilding their street in less than two months.  We want leaders to form a street committee in your neighborhood and make your neighbors realize that there are no alternatives left to conserve our investment in this beautiful beach community.

Shortly we will summon a General Assembly to submit the association statement of income and expenses. That way we will have a clear idea of the project’s needs in order to gain more people in this effort. In the Assembly we will discuss various topics, but we’ll focus on the problem of the streets. The General Assembly will be announced by various means such as notes at the Security Garita Security, e-mails, telephone calls and print publications. We are making great efforts to carry out by mid-September 2008. We hope that we will be in  attendance.
